RATE COMPARISON
Fixed vs. Adjustable Rates
Understand the difference and choose the right option for your situation.
Your mortgage rate depends on credit score, down payment, loan type, loan term, property type, and current market conditions. Higher credit scores and larger down payments typically result in lower rates.
The interest rate is the cost of borrowing the principal loan amount. APR (Annual Percentage Rate) is broader — it includes the interest rate plus lender fees and other costs, expressed as a yearly rate. APR gives you a more complete picture of the true cost of your loan.
Rate locks are typically available for 30, 45, or 60 days. Keypath Mortgage offers a 60-day rate lock with no obligation. If your loan doesn't close before the lock expires, you may need to extend or re-lock at current market rates.
Paying discount points (prepaid interest) lowers your rate and monthly payment, but requires upfront cash. One point costs 1% of your loan amount and typically lowers your rate by 0.25%. To decide if it's worth it, calculate your break-even point: divide the cost of the points by your monthly savings to see how many months it takes to recoup the cost.
Mortgage rates can change daily — sometimes multiple times in a single day based on bond market movements, economic data releases, and Federal Reserve actions. Rates on this page are updated each business day. For the most current rate on your specific scenario, contact us directly.
